Guide to student accommodations 2007 Context Today many have great troubles finding accomodation in Malmö. Among those who are most affected by this problem are students, who often are young, have meagre economic resources and lack references from previous landlords. In addition, Malmö has very few student accomodations in relation to the number of students who actually study here. Moreover, there is no particular queue to the student accommodations. Purpose With the given context the Student Union Malmö, which especially around the beginning of the term starts get contacted by a lot of students who are having troubles finding accomodation in Malmö, decided to investigate, map and compile information concerning the student accomodations in Malmö, in order to help students with accommodation problems. Method The work concerning the guide to the student accomodations was delgegated to the Committee for cooperation and labour market (SAM) och representatives for SAM met representatives for several accomodation companies durimg June and August 2007. Other accomodation companies where contacted by phone or e-mail. Result The result is a document with detailed information about fifteen accomodation companies and real estate developers for students or with students as primary targets. Here you will find information concerning, for example, rents, size of the apartments, how you travel to and from the accomodations and how students go about to get one of the 1500 apartments which are part of the study. Alexandra Alexandra is not a real estate just for students, although it s mostly students who live there. However, there is no system in place controlling whether those who move in, move out or live there are students. Alexandra is owned and managed by Förvaltnings AB Bostaden. The real estate which houses Alexandra was built in 1968. Alexandra was rebuilt and renovated as late as 2006, though. Way back Alexandra was a hotel and is to this day called Hotel Alexandra by some. And just so you know: the picture above is not of Alexandra, but of the bus terminal at Värnhemstorget. What s the deal with the apartments at Alexandra? Alexandra has 67 apartments. The apartments are between 13 and 32 m2, all of which are one room apartments. The rents range between 2167 and 3400 kr per month and are paid twelve months of the year. Electricity and Comhem s basic offer for TV is included in the rent. To be allowed to sign the contract you have to have a guarantor. What other kinds of fun are there at Alexandra? Broadband internet is available from Comhem, the cost of this varies. In the same building as Alexandra a grocery store, a gym and a bank are situated. How do I get an apartment at Alexandra? The only way to get an apartment at Alexandra is to call the company, Förvaltnings AB Bostaden, at 040-291350 and hope that there are apartments available. Available apartments are not announced in any way and there is no queue system whatsoever. And to be frank: the author of this document is pretty sure that a non-swedish guarantor won t be accepted, which makes it very hard för a foreign student to get an apartment at Alexandra. Celsiusgården Celsiusgården is owned and managed by HSB Sundsfastigheter. Celsiusgården used to be a part of Värnhem s hospital, which is now closed. What s the deal with the apartments at Celsiusgården? Celsiusgården has 109 apartments in total. The apartments are between 22 and 53,5 m 2. 69 of them (66 one room apartments + 3 two room apartments) are ordinary apartments with kitchens and bathrooms. The other 40 apartments are more like rooms and are reserved for international exchange students and can t be rented by normal students, Swedish or international. The rents range between 2800-4600 kr per month and you also have to pay electricity as an extra cost. The 40 rooms cost 3038 kr per month, but with electricity included. The Kirkorns also live in the building and the family consists of Bente and Tomas Kirkhorn and their three children. Grosshandlarvillan was built in 1915 and was originally the house of a wholesaler. After that it became a nursing home before the Kirkhorns rebuilt it to be a student accomodation. There is no TV in the building (for now). As a resident at Grosshandlarvillan you are expected to take part and assist with cleaning and cooking once a week as well as working on the real estate four-five times per term. Dalby, where Grosshandlarvillan is situated, is a village, but has all the modern conveniences to be expected, for example banks, grocery stores, pizzerias and a Systembolaget. And just so you know, the Kirkhorns are deeply religious Christians. However, you don t have to be a believer or even a Christian to stay at Grosshandlarvillan, but you have to be prepared to take part in the extended family feeling the Kirkhorns want to create. You also have to be a relatively quiet individual, loud music is not tolerated for example. How do I get a room at Grosshandlarvillan? The rooms aren t announced anywhere. Idaborgsgatan is a very new accomodation, and was built in 2005. What s the deal with the apartments at Idaborgsgatan? Idaborgsgatan has 84 apartments. The apartments are between 32 and 69 m 2. The majority of them are one room apartments, but a few are two room apartments. Alla of the apartments have kitchens and bathrooms. Kryddgården Kryddgården is not just for students, however it s mostly students who live there. However, the landlord actively works to get students to move in and students ar prioritized as tenants. Kryddgården is owned and managed by M2-gruppen. Kryddgården used to be accomodation for senior citizens before it turned student accomodation in the early 2000 s. M2-gruppen works for a calm student accomodation in this calm corner of Rosengård. What s the deal with the apartments at Kryddgården? Kryddgården has 38 apartments. The apartments are around 40 m 2, all are one room apartments and have kitchens and bathrooms. The rents are 3554 kr per month. The rent is paid twelve months of the year. To be allowed to sign a contract you have to have either a guarantor or pay three months rent in advance. The author strongly suspects that a foreign guarantor won t be accepted which leads to the conclusion that international students would have to provide a financial guarantee in advance. If you have a bicycle you can reach Universitetsholmen in ten minutes, the centre of Malmö in fifteen and Möllevången in twenty.
Xantippa Xantippa is owned and managed by Malmö Kommunala Bostadsbolag (MKB). Xantippa used to be MKB s main office, but was rebuilt to student accomodation in 1998-1999. When selecting tenants, MKB has an official policy, and a special one for students. The policy can be found at www.mkbfastighet.se/stude nt. It s in Swedish, however. What s the deal with the apartments at Xantippa? There are 36 apartments. The apartments are between 20 och 40 m 2. 32 of them are one room apartments and they share kitchens, but have bathrooms of their own. There are four two room apartments and they have kitchens and bathrooms. The rents range between 3100 4500 kr per month. The rent is paid ten months out of twelve, the cost of electricity is included. What other kinds of fun are there at Xantippa? Broadband internet is available trough MKB Net. The connection fee is 495 kr for students and after you re connected you can choose from several different broadband suppliers. To be able to watch TV you have to have a digital box, which you have to rent from MKB. The box plus the basic selection of channels cost 175 kr/month. You can get additional channels as well, and naturally the costs increases the more channels you get. How do I get an apartment at Xantippa? All of MKB s available apartments are announced at www.mkbfastighet.se. The home page is in Swedish only, though, but you can contact MKB Monday to Friday 9-12 at 040-313 313. Övrigt Of course these 1500 apartments aren t the only alternatives for students of Malmö university, so last but not least we give you some general advice when looking for a place to stay in Malmö and also some other places where you might find accomodation. General advice * If you have the possibility of staying temporarily with someone, do so. Finding accomodation is never as hard as around the time the term starts and it usually gets a little bit easier after that. * It s usually a bit easier to find accomodation in the areas a little bit away from the centre of Malmö. Some of the areas like Holma, Kroksbäck, Lindängen and Rosengård might not have the best of reputations, but those areas aren t as bad as the media say, really. * Staying with others is perhaps an alternative? A lot of persons have big apartments and are willing to let rooms. If you rent a room it s usually to your benefit if you don t smoke. * If you happen to be rich you can always buy an apartment, but apartments in Malmö are not cheap. Where can I find more apartments? * Blocket.se is a site where you can find everything from DVD s to cars and, of course, apartments. You can also place an ad if you re looking from something, but the site is in Swedish only so to be able to navigate through it you need to be able to read Swedish. * Malmö university has a notice-board where you sometimes can find rooms or apartments to rent. Most ads are in Swedish, but you can always write your own in English. There are instructions in English on how to write an ad available at the site, which you ll find at mah.se -> In English -> Student -> Study and stay in Malmö -> Notice-board. * Around Möllevången you can sometimes find ads when people are looking for roommates. Those ads are usually in Swedish, though. * The Swedish newspaper Sydsvenskan has web pages concerning accomodation at sydsvenskan.se and in the printed newspaper a large part is about accomodation every Sunday. Both the webpage and the printed paper are in Swedish. * At karen.mah.se/annons you can also place ads and sometimes rooms and apartments for rent pop up here. Tip us off!
